The number of transactions for the sale of housing with foreign buyers in Spain in the first half of 2017 reached 50,087 operations, which is 13.4% more than a year ago. This is reported General Council of Notaries of Spain.
In total, the share of foreign buyers for the period amounted to 19.4% of the total number of transactions. 46.6% of transactions (+ 5.1%) were made by foreigners who are not residents of Spain, and in the remaining 53.4% of transactions were foreign residents residing in the country. Their number for the year increased by 21.8%.
Regarding regional trends, the growth in the number of transactions performed by foreign clients was observed in all autonomous communities. Only in five of them, its level was below the national average of 13.4%. These included the Balearic Islands (5.3%), Andalusia (5.4%), Murcia (5.7%), the Canary Islands (+10.1%) and Valencia (+12%). In the rest, the average was exceeded. Especial attention in this sense deserves the dynamics in Extremadura, Catalonia, Aragon, Madrid and the regions of the Cantabrian coast.
The leaders in the number of deals were Andalusia (19.4% of the total volume), Murcia (26.9%), Valencia (35.5%), Baleares (37.7%) and Canaries (42.3%). In Extremadura, Castile and Leone and Castile-La Mancha, this figure was about 10% or less.
The average cost per square meter of housing purchased by foreigners was €1,667, which is 2.9% more than in the same period of the previous year. Non-residents paid an average of €1941 per square meter (+ 4.5%), and residents – about €1405 (+2.8%). The average price of the purchased property increased by 5.1% among national clients, by 2.8% among residents and by 4.5% among non-residents.
